This policy explains, in plain English, what data PropM8 collects when you use our property reports, why we collect it, and how you can ask us to see or delete it. PropM8 is run by PropM8 Limited (company number 17101112).
1. The address you look up
When you ask for a report, the address or postcode you enter is sent to our report engine, which queries public UK data sources to build the report. The results are stored so that you can re-open the report later using its share link, and, if you are signed in, so it appears in your history.
2. Your email address
We use your email in two ways. If you sign in, we send a one-time magic link to that address so you can access your account without a password. If you give us your email while generating a report, we use it to send you a copy of that report and the occasional follow-up (for example, a nudge if you started a report but did not finish). You do not have to give an email to view a report on screen.
3. Where the report facts come from
The information in a report is drawn from public UK government registers and open data, including HM Land Registry, the EPC register, the Environment Agency, Companies House, and local planning data. PropM8 gathers and summarises what these sources publish. We do not add facts about you beyond what you give us and what these public sources contain.
4. Where your data is stored
Reports, the addresses you looked up, and account details are stored on Supabase, our database and authentication provider. Emails we send you (such as a report copy or a magic link) are delivered through our email provider. If and when payments go live, card details are handled by our payment provider and are never stored by us.
5. Analytics and advertising
Where enabled, we use PostHog to understand how the site is used so we can improve it, and a Meta (Facebook) pixel and its Conversions API to measure how well our advertising works. If these are not switched on, no data is shared with them. We do not sell your personal data to anyone.
6. Seeing or deleting your data
You can ask us for a copy of the data we hold about you, or ask us to delete it, at any time. Email us at hello@propm8.co.uk and we will sort it out.
